Home Without Bedrooms Hits Market for $194,900

Thinkstock

Someone in Merlin, Oregon, wants to sell a 900 square foot home, without a single bedroom, for $194,900. The house does not sit on much land, which would justify the price. A new owner would get only 1.52 acres, and the plot is also in the middle of nowhere.

1071 Barker Dr. in Merlin is not near any city. It is two or three miles east of I-5, about five miles north of Grand Pass, which has a population of 35,000.

The house is cheap compared to others in the region. The median listing price for a house in Merlin is $222,450. The similar figure for the state of Oregon is $250,000. The house went on the market on May 26 this year for $199,900. The seller must have quickly realized that was too much. The price was dropped to the current level on June 6. The house is relatively new, built in 2014.

The listing:

Tiny house living at its best. This recently built fully equipped cottage overlooks a flowing creek on 1.53 acres. The house has a sleeping loft, full bathroom, stove, covered patio and is powered by solar or public utility. the property is fenced with great soil. This is the property you have been waiting for, great as vacation or a way to downsize and simplify.

The solar energy is a nice touch for conservationists.

By most standards mortgage payments are cheap. With a down payment of 20% ($38,980) for a 30-year fixed-rate mortgage at a 3.48% interest rate, monthly taxes, insurance and mortgage payments would be $896.

The house was the most searched on Realtor.com last week. According to the website:

It’s not often we see a home with a big fat zero next to the number of bedrooms. Although the tiny-home backlash is well underway, the trendy small spaces continue to captivate a segment of folks looking to simplify and streamline.

Look no further than this popular no-bedroom pad tucked in the southwest corner of Oregon. Built just two years ago, it has a sleeping loft and, more important, a full bathroom, which is a deal breaker for many aspiring tiny-house hunters. With over an acre of land and a little creek behind it, the cute cottage is an appealing option for a buyer who wants a vacation getaway or a simpler life.
