There are a wide variety of REITs involved in non-residential property ownership and management and a few of these are our focus today. These include general office space, technology company office space, buildings leased to government, retail stores, mall buildings, commericial real estate, and movie complexes.

The companies included in today’s report include Government Properties Income Trust (NYSE: GOV), Corporate Office Properties Trust (NYSE: OFC), Entertainment Properties Trust (NYSE: EPR), Duke Realty Corp. (NYSE: DRE), Regency Centers Corp. (NYSE: REG), Kimco Realty Corp. (NYSE: KIM), Digital Realty Trust, Inc. (NYSE: DLR), Vornado Realty Trust (NYSE: VNO), Simon Property Group Inc. (NYSE: SPG), and DDR Corp. (NYSE: DDR).

All data from Yahoo! Finance, and current prices gathered shortly after noon today.

Government Properties Income Trust (NYSE: GOV) has a median target price of $23.00 from 6 brokers. Shares are trading today at $21.42, for an implied gain of $1.58, or 7.4%. Government Properties’ forward P/E is 10.71 and the company pays a dividend yield of 7.9%. The stock’s 52-week trading range is $19.68-$27.80, and at today’s price that’s about 9% above its 52-week low and 23% below the 52-week high.

Although the company’s implied upside is not among the highest in this group, its list-leading dividend yield and the space between its current price and its 52-week high recommend the stock. One possible downside remains the looming federal budget reduction, which could seriously weigh on the stock.

Corporate Office Properties Trust (NYSE: OFC) has a median target price of $25.50 from 10 brokers. Shares are trading today at $22.83, for an implied gain of $2.67, or 11.7%. Corporate Office’s forward P/E is 31.3 and the company pays a dividend yield of 7%. The stock’s 52-week trading range is $19.65-$36.90, and at today’s price that’s about 16% above its 52-week low and 38% below the 52-week high.

The high forward P/E ratio and the distance between the current price and the 52-week high should lower the stock’s implied gain of nearly 12%. The substantial dividend yield makes up for a lot of sins though.

Entertainment Properties Trust (NYSE: EPR) has a median target price of $46.00 from 7 brokers. Shares are trading today at $44.11, for an implied gain of $1.89, or 4.3%. Entertainment Properties’ forward P/E is 12.45 and the company pays a dividend yield of 6.2%. The stock’s 52-week trading range is $35.71-$50.44, and at today’s price that’s about 24% above its 52-week low and 13% below the 52-week high.

The company reported an EPS of $0.80 in its third quarter, the first positive report this year. That coupled with earnings growth in the current quarter have pushed the stock near its 52-week high, with the lowest implied gain of any of these companies. The dividend yield is certainly attractive, though.

Duke Realty Corp. (NYSE: DRE) has a median target price of $14.00 from 13 brokers. Shares are trading today at $11.50, for an implied gain of $2.50, or 21.7%. Duke’s forward P/E is 10.48 and the company pays a dividend yield of 5.8%. The stock’s 52-week trading range is $9.29-$15.63, and at today’s price that’s about 24% above its 52-week low and 26% below the 52-week high.

At today’s price, Duke’s dividend yield and its implied gain are very attractive, particularly when coupled with a moderate forward P/E and a reasonable amount of space to its 52-week high.

(NASDAQ: CGNX), Concurrent Computer Corporation (NASDAQ: CCUR), Corporate Office Properties Trust (NYSE: OFC), Evergreen Solar Inc. (NASDAQ: ESLR), Melco Crown Entertainment Ltd. (NASDAQ: MPEL), MEMC Electronic Materials Inc. (NYSE: WFR), Microvision Inc. (NASDAQ: MVIS), NutriSystem Inc. (NASDAQ: NTRI), and TechTeam Global, Inc. (NASDAQ: TEAM).

BP plc (NYSE: BP) is trading higher after the troubled oil giant returned to a profit, even if its well costs remain an open-ended issue. Shares are indicated up around $41.30 after a $40.70 close.

Cognex Corp. (NASDAQ: CGNX) beat earnings estimates after net income tripled and after guiding quarterly revenues ahead of estimates. Shares are trading up 6.5% at $28.40 at a new 52-week high above $27.99.

Concurrent Computer Corporation (NASDAQ: CCUR) is lower after posting an unexpected loss for the quarter. Shares closed at $6.90 and shares are down 28% at $4.96.

Corporate Office Properties Trust (NYSE: OFC) is lower this morning after announcing a 6.5 million shares secondary offering. Shares are indicated down about 4% just under $34.50 after a $35.87 close and against a 52-week range of $31.77 to $43.61.

Evergreen Solar Inc. (NASDAQ: ESLR) had a narrower loss than before but was light on estimates; shares are indicated down 7% at $0.89 this morning.

Melco Crown Entertainment Ltd. (NASDAQ: MPEL) is hitting 52-week highs up over 7% at $7.00 after beating earnings with a surprise profit.

MEMC Electronic Materials Inc. (NYSE: WFR) missed Q3 earnings estimates and withdrew offering guidance. Shares were down over 10% last night in the after-hours session, but now shares are down ‘only’ about 3% around $12.30 in active trading.

Microvision Inc. (NASDAQ: MVIS) is down 14% at $1.72 after posting a wider than expected loss yesterday after the close. Volume is thin, but this marks a 52-week low as the prior 52-week trading range was $1.91 to $4.11.

NutriSystem Inc. (NASDAQ: NTRI) rose approximately 7% last night after beating earnings despite revenues being a tad light. This morning shares are trading up 5.6% at $19.85 in thin pre-market trading.

TechTeam Global, Inc. (NASDAQ: TEAM) is merging with a Stefanini IT Solutions affiliate for $8.35 per share; shares are trading up 16% at $8.30 on very thin trading volume.

Morgan Chase & Co. (NYSE: JPM) echoes some of our concern of what is coming in the next wave of real estate problems which could cause the next wave of economic problems. Commercial real estate. This forecast by Jamie Dimon, along with profit taking in a down-market morning, is acting to hit large-scale commercial property stocks in REITs and in operating companies. These are not the only stocks by any means in these sectors, but our go-to universe includes Boston Properties Inc. (NYSE: BXP), Liberty Property Trust (NYSE: LRY), Corporate Office Properties Trust Inc. (NYSE: OFC), Simon Property Group Inc. (NYSE: SPG), ProLogis (NYSE: PLD), Digital Realty Trust Inc. (NYSE: DLR), AMB Property Corp. (NYSE: AMB), and CB Richard Ellis Group, Inc. (NYSE: CBG). All of these are getting hit this morning. We have provided some detailed information, brief technical analysis, and charts for each below.

Boston Properties Inc. (NYSE: BXP) is a $5.7 billion urban office properties REIT and its shares are down 1.3% at $47.17. The 52-week range is $29.30 to $105.80. This charts is at a critical juncture, or at least will be in a few days when those 50-day and 200-day moving average converge. Shares are also at the top of a near-term trading range. CHART

Liberty Property Trust (NYSE: LRY) is a $2.4 billion diversified industrial and office spaces REIT. Shares are down 1.25% at $22.95 and its 52-week range is $11.83 to $44.62. Its stock is at a critical level as it passed its 50-day moving average yesterday and had been trading between its 50-day and 200-day moving average for most of the last month. CHART

Corporate Office Properties Trust Inc. (NYSE: OFC) is a $1.7 billion operator suburban office properties whose shares are down close to 2% at $29.73, and its 52-week range is $20.39 to $43.50. This one has bounced hard over the last few days and is now back above its 50-day moving average. Prior to that, its 200-day moving average had been acting as support. CHART

Simon Property Group Inc. (NYSE: SPG) is the giant $12.8 billion large-scale mall and retail REIT. Its shares are down over 1% at $50.12 this morning and its 52-week range is $24.27 to $106.43. Where this gets interesting is that it is nested between its 50-day and 200-day moving averages and the 200-day moving average crossed under the 50-day average at the end of June. CHART

ProLogis (NYSE: PLD) is the giant owner of corporate warehouse and office parks worth about $3.4 billion, although that figure may be adjusted after recent refinancings. With shares down 2% at $7.58, its 52-week range is $2.20 to $54.89. Shares are still up considerably in recent days, but this one is still using the 50-day moving average as an overhang and is very far under the 200-day moving average. CHART

Digital Realty Trust Inc. (NYSE: DLR) is a $2.8 billion technology-related real estate operator as a REIT. Its stock is down less than 1% at $37.65 today and its 52-week range is $18.04 to $51.28. This one is actually doing very well oin the charts and is well above its 50-day moving average and even much higher than that above its 200-day moving average. CHART

AMB Property Corp. (NYSE: AMB) is an industrial properties REIT worth close to $2.5 billion. While shares are down over 2%, it is still above the lower-end of a trading range of $16.50 to $18.50 of the last month. But it has also not been able to get back above the 50-day moving average and that 200-day moving average is close to converging over the next week or two. CHART

CB Richard Ellis Group, Inc. (NYSE: CBG) is the large $2.4 billion commercial real estate services firm worldwide. Its shares are down 1.6% at $9.07 and its 52-week range is $2.34 to $21.00. As you will see in its chart, this one has been holding up well for over a month despite the pullback. This is still above the 50-day moving average and is well above the 200-day moving average. CHART

The good news that is in here is that these stocks are all so far under their former glory days that much of the bad data ahead ‘may’ be at least somewhat factored in. We would also note that the concerns are not necessarily new concerns, but they are another reminder that the waves of problems here are still looming rather than being in the rear-view mirror.

As it has been a difficult sell to get the belief that the stock market acts as an effective discounting mechanism, we would still expect some of these to face more downside pressure if and when the problems start to arise later in 2009 on the commercial side. Some have raised substantial cash and that will help to act as a cushion after the waves of REIT stock sales in May and part of June.

All the chart links herein from StockCharts.com show the current prices as well as the 50-day and 200-day moving average.

The current environment is driving up borrowing costs as their capital needs continue and tenants run into trouble. Corporate Office Properties Trust Inc. (NYSE: OFC) has just announced that it will sell 2,000,000 shares of common stock in a secondary offering. At today’s close of $40.02 that is barely $80 million. Its market cap is $1.91 billion. These shares do fall under an existing shelf registration.

But the size of the underwriting group looks massive for such a smalloffering. The joint book-runners are Raymond James and Banc of AmericaSecurities; J.P. Morgan Securities, Robert W. Baird & Co., RBCCapital Markets, and Stifel Nicolaus & Company are the seniorco-managers and co-managers are listed as BMO Capital Markets andMorgan Keegan.

Yep, eight underwriters for $80 million in proceeds. The underwritershave an option to sell up to 300,000 shares for 30-days to coverover-allotments. That is the size of an underwriting group you mightexpect if this was a $400 million offering in normal times. At leastthe REIT might be buying off any of the analyst downgrades from thesefirms for a few weeks.

Corporate Office plans to use the proceedsto fund development costs and other investing activities, and forgeneral corporate purposes. It will initially use the funds to repay amounts outstanding under its unsecured revolving credit facility.

Shares closed up 1.5% today at $40.02 and ts 52-week trading range is$25.43 to $45.39. Shares are down 2.5% after the close at $38.99 basedupon the sale.

As we pointed out yesterday… "Can Office & Retail REITs Stave Off The Economy? (GGP, KRC, DDR, SLG)"

Some of these stocks hit 52-week lows and recovered off of lows so they won’t have a low close. But these did all touch or breach the 52-week lows. At the end we also broke out retail stocks, financial stocks, airlines & transports, and hotels. A separate report could have been compiled for REIT’s as well, but many of those were left off because of room or volume. There were enough 52-week lows today that you might even wonder if there had been a mini-crash in the markets. Here are the 52-week lows for December 28, 2007:
