D.R. Horton reported Q3 2026 earnings of $3.20 per share, clearing the consensus estimate of roughly $2.99 by about 7%. Revenue came in at $9.23 billion, just ahead of the $9.17 billion analysts had expected. Home closings rose 4% year over year, giving the top line enough lift to stay roughly flat, but the headline beat masks a more complicated picture underneath.
The clearest pressure point is gross margin, which compressed to 20.7% as D.R. Horton leaned on incentives and discounts to move homes in a market where buyers are stretched. Cancellation rates climbed to 20%, a level that signals buyers are either walking away from contracts or struggling to qualify as affordability conditions tighten. Those two data points together — wider incentives and higher cancellations — indicate that volume is being bought, not earned, and that the cost of that volume is rising.
