The company also posted earnings per share of $0.02, a substantial beat against the estimated loss of $0.23. Same-property net operating income grew 4.1%, and full-year Core FFO guidance was tightened to a range of $1.92 to $1.96 after the low end was lifted following the strong first half.

The growth engine behind those numbers was a busy acquisition run in the Sun Belt. Six shopping center purchases in the first half of the year totaled roughly $256 million, directly feeding the 12.6% revenue increase and pushing the portfolio into markets with stronger demographic tailwinds. The trade-off is a heavier balance sheet: net debt to adjusted EBITDA rose to 5.5x by the end of Q2, up from 4.5x at year-end 2025.
