The three-week slide in the 30-year fixed rate sounds encouraging on paper, but borrowing costs at 7.18% do little to change the math for buyers or the industry that serves them.

Homebuilders and mortgage lenders feel this first: a meaningful demand recovery requires rates to fall far enough to unlock the large pool of would-be buyers who have been sidelined, and a drift from the recent peak to 7.18% does not clear that bar.

Fed officials have been discussing gradual rate hikes rather than cuts, which puts sustained downward pressure on mortgage rates largely off the table for now. Bond markets, which set the long-term yields that mortgage rates track, will price accordingly.

Whether this dip marks the beginning of a more meaningful retreat or simply a pause before another leg higher depends on the Fed, and its current posture favors the pause.
