Camden Property Trust reported Q3 2026 GAAP earnings per share of $8.71 against a consensus estimate of $0.63, a gap of nearly 1,289%. The figure is almost entirely explained by a one-time gain tied to the July sale of Camden's California portfolio, an 11-community, 3,620-home transaction that generated roughly $1.60 billion in proceeds and a gain of about $1.00 billion, or approximately $9.37 per share. That windfall was partially offset by $0.83 per share of impairments tied to land development activities.

Strip out those one-time items and the operating picture looks considerably more modest. Core FFO per diluted share came in at $1.71, edging past the management guidance midpoint of $1.69, but revenue of $381.1 million came in below the $387.0 million consensus, missing expectations by 1.5%, and fell about 3.7% year over year. Same-property revenue was essentially flat, and effective new lease rates ran at negative 2.0%, a figure that signals continued pricing pressure on fresh leases.

Management updated its full-year 2026 guidance in ways that reflect the portfolio's ongoing transition. The same-property NOI growth midpoint was trimmed to negative 1.00%, down from the prior negative 0.60%, while the same-property revenue growth midpoint was cut to 0.00% from 0.50%. Full-year Core FFO guidance was held steady at a midpoint of $6.75 per share, and fourth-quarter 2026 Core FFO is expected in a range of $1.63 to $1.67 per diluted share.

The California exit was not Camden's only capital move in the quarter. The company acquired three Sun Belt communities (Camden Brandon in Tampa, Camden LoSo in Charlotte, and Camden Gulch in Nashville) for a combined $305.2 million, reinforcing its repositioning away from California toward Sun Belt markets. Year to date, Camden has deployed $754.5 million on acquisitions totaling 2,361 homes with an average year built of 2021.

Geographic results were uneven within the same-property portfolio. NOI rose in Atlanta, Austin, and Southeast Florida, while Denver fell 6.9%, Nashville dropped 7.7%, and Dallas declined 3.5%. On the capital return side, Camden repurchased 474,660 common shares at an average price of $105.34 during the quarter for $50.0 million and paid a quarterly dividend of $1.06 per common share, up from $1.05 in Q3 2025.
