Management cut full-year revenue, adjusted EBITDA and adjusted EPS growth targets to low teens from mid teens, blaming interest rate volatility that stalled capital markets deals late in the quarter. Engineering revenue jumped 33%, while commercial real estate was downgraded to high single digits. That guidance cut outweighs the earnings beat.

Colliers International posted adjusted EPS of $1.97 for the third quarter of 2026, clearing the consensus estimate of $1.94 by 1.65%. Revenue of $1.64 billion came in 2.17% below the $1.67 billion estimate, though the figure still represented nearly 12% growth from a year earlier. The company also took a meaningful step down in its full-year targets.

Management trimmed its 2026 outlook for revenue, adjusted EBITDA, and adjusted EPS growth to low-teens from mid-teens, attributing the revision to geopolitical uncertainty and interest rate volatility that caused capital markets transaction activity to stall late in the quarter. CEO Jay S. Hennick framed the change as external, stating: "Our more cautious fourth-quarter outlook reflects geopolitical uncertainty and interest rate volatility, not the strength of our business." Even so, a guidance cut of this scope, covering all three headline financial metrics simultaneously, is the kind of signal that tends to reset valuation expectations.

Engineering was the standout segment, with revenues surging 33% to $497.6 million, lifted by recent acquisitions and demand for critical infrastructure and defense-related technical services. Commercial Real Estate, the company's largest segment at $994.8 million in revenue, grew only 5%, and its full-year growth target was cut to high single digits from low teens. Investment Management, at $145.0 million, saw its outlook lowered to high-single-digit net revenue growth from low teens, partly because of delayed deployment of newly raised capital.

On the GAAP side, the numbers look considerably weaker. Diluted EPS under GAAP fell to $0.14, down sharply from $0.82 in the same period a year ago, dragged down by a $30.74 million non-controlling interest redemption increment and higher acquisition-related charges. The adjusted figures that beat estimates exclude those items along with amortization, restructuring costs, and stock-based compensation, so the spread between reported and adjusted earnings is unusually wide this quarter and worth keeping in mind when comparing across periods.

Acquisition activity has been aggressive: Colliers spent $883.4 million on deals in the nine months ended September 30, 2026, versus $307.2 million in the same stretch a year earlier. That pace has pushed net debt to 2.7 times pro forma adjusted EBITDA, up from 2.0 times at the end of 2025. Free cash flow of $177.3 million in the quarter, up roughly 91% year over year, provides some cushion, but the combination of rising leverage and a trimmed outlook means the balance sheet will be a key variable to track as the company approaches its year-end report.
