CubeSmart posted third-quarter 2026 revenue of $293.97 million, topping expectations, with GAAP EPS of $0.42 in line with estimates. The operational strength behind the top-line beat is what matters here.
Period-end occupancy rose to 89.9% from 89.0% a year ago, and that strength gave management the confidence to lift guidance.
On the strength of that operating momentum, CubeSmart raised its full-year 2026 outlook to FFO per diluted share, as adjusted, of $2.58 to $2.60. Raising guidance this late in the year signals management sees the portfolio's trajectory holding into the fourth quarter.

CubeSmart also repurchased 2.1 million common shares during the quarter, a capital return pace that shows where management thinks the stock stands relative to intrinsic value.
The company agreed to contribute 15 stores to a new joint venture with Heitman, retaining a 20% interest, with the transaction expected to close in Q4 2026. Costs remain a watchpoint as same-store property taxes and personnel expenses both climbed in the quarter.
