EastGroup Properties posted GAAP earnings of $1.46 per diluted share for Q3 2026, beating expectations, with revenue also coming in above estimates. A gain on sales of non-operating real estate gave the headline beat a modest one-time lift, but revenue still rose 9.5% year over year.

Leasing pricing power is the number that matters here: new and renewal leases were signed at rates averaging 36.3% higher on a straight-line basis, with the operating portfolio ending September at 97.3% leased. Tenant retention of 78.8% means those rent jumps are landing on rollover leases.

FFO per diluted share rose 7.9% to $2.45, giving management enough confidence to raise full-year 2026 FFO guidance along with acquisition and development starts guidance. EastGroup also entered forward equity sale agreements, flagging that it plans to fund this expansion from the equity markets.

CEO Marshall Loeb said the leasing environment has been much more stable than headlines would lead one to expect and described the activity as exciting as the company begins to turn the page into 2027. He added that he remains bullish on the external trends benefitting the shallow bay, last mile portfolio in high-growth markets. The development pipeline now spans 21 projects across 14 markets.

EastGroup also declared its 187th consecutive quarterly cash dividend, raising it 12.9% over the prior quarter. Same-property NOI cash growth and occupancy guidance both point to a Sun Belt industrial leasing window that has not shown any meaningful signs of closing.
