A mortgage lender inside a bank just got caught by the Fed's rate reversal: PrimeLending swung to an $11 million pre-tax loss, sinking earnings well short of expectations even as revenue topped estimates. Management says the pressure runs through year-end.

Hilltop Holdings posted GAAP earnings of $0.44 per share in the third quarter of 2026, missing the consensus estimate of $0.64. PrimeLending, the company's mortgage lending arm, swung to a pre-tax loss as an intra-quarter surge in mortgage rates depressed purchase activity and narrowed gain-on-sale margins.

Total revenue came in at $378.96 million, clearing the estimate even as it declined from the same quarter a year ago. A revenue beat alongside a deep earnings miss shows how quickly rising rates erode profitability in a mortgage-heavy business.

Hilltop also absorbed a $10.2 million provision for credit losses, a reversal from a credit release in Q3 2025, driven by loan mix shifts, risk rating migration, and a deteriorating U.S. economic outlook. Net income and operating income both fell roughly 42% year over year, and HilltopSecurities saw its pre-tax margin compress as rate-sensitive business lines bore the brunt of the rate move.

PlainsCapital Bank provided some ballast, generating $44 million in pre-tax income with net interest margin expanding year over year. Total deposits grew sequentially, and the consolidated net interest margin widened. CEO Jeremy B. Ford acknowledged the quarter was volatile, noting that the Federal Reserve policy reversal and rapidly rising rates defined the operating environment.

Hilltop returned approximately $33 million to stockholders during the quarter through dividends and share repurchases. The company also declared a quarterly cash dividend of $0.22 per share, payable November 20, with repurchase capacity remaining under the current program through its January 2027 expiration.

Management warned that uncertain economic conditions are expected to continue weighing on results through the end of 2026, citing tariff impacts, volatile Treasury yields, inflationary pressures, elevated energy prices, and international supply chain disruptions. With PrimeLending's margin already under pressure and the provision cycle turning negative, investors will be watching whether the rate environment stabilizes before those headwinds compound further.
