Howard Hughes (HHH) Q3 2026: Revenue Beats but a $105M Accounting Loss Stings
As seen on the 24/7 Wall St. homepage on November 5, 2026.
The loss is almost entirely accounting: a $105.4 million GAAP hit on the sale of Municipal Utility District receivables sank the quarter even as revenue beat. Management is steering the real estate business toward an asset-light model and funneling proceeds into insurance unit Vantage, making Friday's call the one to hear.

Howard Hughes Holdings reported Q3 2026 revenue of $636.3 million, clearing the $620.35 million consensus by about 2.57% and jumping 63% from a year earlier. The lift was driven in large part by Vantage Group Holdings, the specialty insurance platform acquired in June, which delivered its first full quarter of contributions across both insurance and reinsurance segments.
The earnings picture was far messier. GAAP EPS came in at a loss of $0.39, missing expectations against the $0.69 consensus estimate. A $105.4 million GAAP loss on the sale of Municipal Utility District receivables drove the shortfall, with a smaller remeasurement loss on the Floreo joint venture consolidation outweighing net investment gains elsewhere.
The quarter marked a sharp reversal at the net income line. The company swung to a net loss attributable to common stockholders of $1.09 million, compared with net income of $119.51 million in the same period a year earlier. Operating income also fell 17.2% year over year, underscoring how heavily the one-time items shaped the reported results.

On the real estate side, the Master Planned Communities segment saw earnings before tax fall to $89.5 million from $205.0 million in Q3 2025, partly because the prior year included a large 231-acre Summerlin bulk land sale. Residential price per acre did climb to $1,321 thousand from $786 thousand in Q3 2025, and total Operating Assets net operating income rose 8% to $73.0 million, with same-store NOI up 9%.
Management is deliberately reshaping what Howard Hughes looks like going forward. The plan is to convert the real estate business into an asset-light development and asset management platform, monetizing select properties through sales and joint ventures and redeploying those proceeds into Vantage, with a condo pipeline of 1,743 units that is 62% pre-sold and deliveries expected from 2027 through 2031. No numeric guidance was provided.
The earnings call on November 6 at 10:00 AM ET is where investors will want to press management on the pace and pricing of real estate asset sales, the trajectory of Vantage's underlying underwriting performance (its reported combined ratio of 101.8% compares with an underlying 94.9% once purchase accounting adjustments are stripped out), and how quickly the pivot to an insurance-weighted model can absorb integration risk.
