The double beat leans on a $26.5 million gain from selling a Memphis property, while full-year EPS guidance came down to $0.18 to $0.20 as Centerspace merger costs pile up. New lease trade-outs narrowed to -0.6% from -3.7% a year ago, with the all-stock deal set to close by the end of Q4.

Independence Realty Trust posted GAAP EPS of $0.11 for Q3 2026, more than doubling the $0.05 consensus estimate. Revenue of $172.1 million also came in above expectations and grew roughly 3% year over year. The composition of that beat matters.

A $26.5 million gain from selling Stonebridge Crossing, a 500-unit Memphis apartment property that fetched $55.75 million, was the single largest driver of the quarterly earnings outperformance. GAAP net income rose to $25.15 million from $6.89 million in the prior-year period, a jump that would have looked far more modest without that one-time gain. The quarter also absorbed $6.2 million in merger and integration costs tied to the pending Centerspace combination.

Beneath the one-time item, operating trends are improving. New lease trade-outs narrowed to negative 0.6% from negative 3.7% a year ago, while average occupancy held at 95.0%. Same-store NOI grew 1.6% year over year, led by Indianapolis, Louisville, Greenville, and Lexington. Orlando, Houston, Nashville, and Denver each posted NOI declines.

The pending all-stock merger with Centerspace remains the dominant near-term variable. Independence Realty Trust trimmed its full-year GAAP EPS guidance to $0.18 to $0.20, down from a prior range of $0.22 to $0.27, as merger costs continue to accumulate. The deal, structured at 3.800 shares per Centerspace share and expected to create a roughly $8 billion enterprise-value REIT with about 44,400 units, is targeted to close as early as the end of Q4 2026. Additional merger costs, severance, and debt prepayment penalties are anticipated in the fourth quarter.

Core FFO guidance, the metric most apartment REITs use to judge recurring operating performance, was held steady at $1.13 to $1.15 per share. Management expects the operating environment to strengthen into 2027 as apartment supply concessions burn off and a company-wide Wi-Fi program continues to ramp. Interest coverage slipped to 4.2x from 4.5x a year earlier, a figure worth tracking as the merged entity carries a larger balance sheet.
