A $1.75 billion buying spree for 33 senior housing communities nearly doubled the portfolio and buried GAAP earnings under depreciation, pushing results to a per-share loss that missed expectations. Management raised full-year FFO as Adjusted guidance to $0.97 to $0.99 while cutting the EPS outlook, so cash flow is the measure that matters here.

Janus Living posted $268.3 million in Q3 2026 revenue, beating expectations, while a GAAP loss of $0.02 per share came in below the analyst estimate. The gap is a bookkeeping artifact: depreciation and amortization jumped after the company nearly doubled its portfolio from 41 to 74 properties.

That depreciation hit, along with transaction costs, drove the GAAP shortfall but has no bearing on the cash the business generates. Diluted FFO as Adjusted came in at $0.25 per share.

Same-store adjusted NOI rose 25.9%, with occupancy and RevPOR both expanding over the quarter.

Management raised full-year FFO as Adjusted guidance to $0.97 to $0.99 per share while cutting its diluted EPS outlook, attributing the EPS cut to the same acquisition-related depreciation.

The acquisition engine is not slowing: Janus bought roughly $370 million more across six communities after quarter end through October 30, 2026, with another tranche under binding agreements set to close in Q4 2026.

GAAP results at Janus Living swing with acquisition timing while cash flow stays steadier. The question into Q4 is whether integrating the newly added communities sustains the same-store operating momentum.
