NNN REIT reported third-quarter 2026 GAAP earnings of $0.57 per share, beating expectations of $0.52. Revenue came in at $249.7 million, about 1% above the $247.0 million analyst forecast and 8.5% higher than the same quarter a year earlier. The GAAP figure included a $15.0 million gain on real estate dispositions, $3.5 million of impairment losses, and $167 thousand of retirement and severance costs.

The clearest driver of the quarter was acquisition pace. The net-lease REIT closed $221.7 million of property investments across 76 assets at a 7.3% initial cash cap rate, pushing year-to-date acquisitions to $658.1 million. That buying activity helped lift annualized base rent 6.8% year over year to $974.0 million. Occupancy reached 99.2%, up 170 basis points from a year earlier.

On the funds-from-operations measures that REIT investors track most closely, Core FFO grew 5.9% to $0.90 per diluted share and AFFO reached $0.91. Management held its full-year 2026 Core FFO guidance at $3.50 to $3.54 per share and its AFFO guidance at $3.55 to $3.59, signaling confidence in the portfolio's trajectory despite recent analyst price-target reductions. Acquisition volume guidance of $700 to $800 million was also left unchanged.

Income-focused investors will note the quarterly dividend of $0.62 per share, which carries a 6% annualized yield as of September 30, 2026, and represents a 68% AFFO payout ratio. That payout level leaves meaningful cushion above the dividend, a key consideration for investors evaluating the sustainability of the yield. Management also raised disposition volume guidance to $160 to $180 million, up from the prior range of $120 to $160 million.

CEO Steve Horn pointed to $1.4 billion of available liquidity and described the balance sheet as built for all market cycles, adding that the company is positioned to capitalize on opportunities that today's market volatility may create. One item worth monitoring is a $350 million tranche of 3.600% notes maturing in December 2026, which will require refinancing in a higher-rate environment. Rising interest expense, which came in at $55.1 million versus $53.4 million a year earlier, reflects that pressure already beginning to show up in the numbers.
