I guess this will be an unpopular opinion, but money is a means to an end. Live the life you want to live. If you can afford the new mortgage payment in the better school district, I would do it. You said “toddler” so I assume you have a little time before your oldest starts school - watch the rates and the market, and jump when you’re ready. You’re likely going to be in your next home for 5-10+ years, so you’re going to see appreciation regardless. Refinance as needed.
