Regency Centers Q3 2026: Impairment Charge Masks Strong Operations
As seen on the 24/7 Wall St. homepage on November 5, 2026.
The EPS miss stems from a $65.1 million non-cash impairment while revenue topped estimates. Management raised full-year Nareit FFO guidance to $4.86 to $4.88 and lifted the quarterly dividend 6% to $0.80 a share.

Regency Centers reported GAAP earnings of $0.41 per diluted share for the third quarter of 2026, missing the consensus estimate of $0.60 by 32%. The shortfall was driven entirely by a $65.1 million non-cash impairment charge, which reduced earnings by $0.35 per diluted share. Without that charge, the underlying business painted a considerably healthier picture.
Revenue of $419.1 million came in ahead of the $407.0 million estimate and rose 8.3% from a year earlier. That top-line strength reflects the durability of Regency's grocery-anchored shopping center portfolio, where same-property net operating income grew 5.1% year over year and leased occupancy reached 97.0%, up 60 basis points from the same quarter in 2025.
The non-GAAP measures that REIT investors typically focus on held up well. Nareit FFO came in at $1.23 per diluted share, up from $1.15 a year ago. Comparable new leases signed during the quarter carried cash rent spreads of 13.9%, and the company executed 1.7 million square feet of comparable leases at blended cash rent spreads of 11.9% across the period, pointing to genuine pricing power with tenants.

Management raised full-year Nareit FFO guidance to a range of $4.86 to $4.88 per diluted share, nudging up the low end of the prior range. Same-property NOI growth guidance was lifted to at least 4.25%, ahead of the previous range of 3.7% to 4.1%. CEO Lisa Palmer noted that the company's performance and confidence in the durability of its business enabled it to again raise its full-year outlook.
Alongside the guidance increase, the board lifted the quarterly common dividend 6% to $0.80 per share, payable January 5, 2027, to shareholders of record as of December 14, 2026. On the development front, Regency started two new ground-up projects in the quarter: a $46 million Whole Foods-anchored center in Los Angeles and a $24 million specialty grocer-anchored project in Fredericksburg, Virginia, with a $42 million Sprouts-anchored development in Morgan Hill begun after quarter end. The company's in-process pipeline stands at $682 million at Regency's share, targeting a blended estimated yield of about 9%.
