SITE Centers reported a Q2 2026 loss of $0.03 per share, which was slightly better than the $0.04 loss analysts had expected — a 25% beat on EPS. Revenue came in at $6.95 million, however, missing the $8.2 million estimate by about 15%. That top-line shortfall reflects a company in the middle of a dramatic self-liquidation: the portfolio has been cut from 31 operating centers a year ago down to just 14 today, and the revenue trend has followed in a near-straight line downward from $115.7 million in Q2 2024.

The most striking feature of SITC's current situation is the gap between its cash position and its market value. The company holds $238.9 million in cash on its balance sheet while its entire market capitalization stands at just $173.7 million — meaning investors are effectively buying the stock at a discount to the cash it already has in hand, before any remaining properties are counted. This kind of discount to net asset value is unusual and signals that the market has deep uncertainty about how that cash will ultimately be deployed or returned to shareholders.

The clearest near-term catalyst is the DTP joint venture. SITE Centers has issued a buy-sell notice, and its joint venture partner has until August 31 to respond. The outcome will determine whether SITC acquires the partner's stake, sells its own, or triggers some other resolution — a decision that could meaningfully affect both the company's cash position and the pace of its ongoing wind-down.
