Stewart Information Services posted record Q3 2026 revenue while missing expectations, and net income dropped 31% to $30.3 million as other operating expenses surged and interest costs climbed on a larger debt load. The profitability investors actually take home is what gave way.

Adjusted EPS of $1.33 came in missing expectations after Stewart had beaten EPS estimates in four of the six preceding quarters. That reversal lands as the broader title insurance market is already under pressure.

The Real Estate Solutions segment grew revenue 68%, energized by the MCS acquisition, while the core Title segment managed only modest growth as domestic commercial fee per file and international revenues declined. Acquisition-fueled growth in one corner is not yet enough to lift the whole company.

CEO Fred Eppinger said the company faced increased industry headwinds in the quarter and anticipates those conditions will continue into next year. That outlook offers little near-term comfort for investors hoping the Q3 miss was a one-quarter stumble.

Operating cash flow fell sharply year over year even as total assets grew 16% on the back of acquisition activity, with cash on hand declining. The widening gap between asset growth and cash generation is worth tracking as higher interest expenses weigh on the income statement.
