Ventas posted Q3 2026 GAAP earnings of $0.13 per diluted share, topping expectations, with revenue growing 23% year over year. The quarter extended the healthcare REIT's streak of beating EPS expectations to six consecutive quarters.
The engine behind the outperformance was the Senior Housing Operating Portfolio, where same-store cash NOI climbed 16% year over year. That gain reflects demand that has been building as Baby Boomers begin turning 80 at scale, a demographic tailwind with years of runway ahead.
Ventas has been moving fast to capitalize on that demand. The company closed $5.2 billion in senior housing investments year to date in 2026, including $1.2 billion in Q3 alone, and management pointed to an active pipeline of additional acquisition opportunities already in progress.

That investment pace is what pushed full-year 2026 normalized FFO guidance higher, to a range of $3.87 to $3.90 per share, representing 9% to 10% growth year over year. Attributable net income per share guidance was also raised, to $0.64 to $0.67 from the prior range of $0.58 to $0.63, and CEO Debra A. Cafaro tied the raise directly to 2026 acquisition activity.
Net debt-to-further adjusted EBITDA improved to 4.4 times from 5.3 times a year ago, a meaningful shift for a REIT that has been aggressively deploying capital. Ventas also settled equity forward sales agreements for gross proceeds year to date, with unsettled equity forward agreements still outstanding.
