VICI Properties posted third-quarter 2026 adjusted funds from operations of $0.62 per share, missing expectations on share dilution from two deals closed earlier in the year: the Golden Entertainment sale-leaseback and the Gamehost-related acquisition. Rent income did not weaken.
Those transactions added real revenue, with total quarterly revenue of just over $1.07 billion, meeting expectations and rising from a year ago.

Despite the per-share miss, management raised full-year 2026 AFFO guidance to $2.47 to $2.48 per diluted share. The company also declared a quarterly dividend, its ninth consecutive annual increase since its IPO, and the board authorized a new share repurchase program.
VICI announced a new 20-year triple-net master lease with Highfield Investment Group covering two Alberta properties, expected to close in Q4 2026 or Q1 2027. A $1.75 billion investment-grade notes offering completed in August cleared all remaining 2026 debt maturities, leaving the balance sheet positioned for further deal activity.
