Welltower reported normalized FFO of $1.67 per diluted share, beating expectations by 135% and signaling that the seniors housing recovery is running considerably hotter than Wall Street had modeled.

The Seniors Housing Operating portfolio drove the result, with same-store NOI growing 21.0% year over year on higher occupancy and contained expense growth. Pricing power and cost control expanded the SHO same-store NOI margin.

Consolidated revenue of $3.72 billion came in slightly below expectations, a shortfall that barely registers alongside the earnings strength. Management raised full-year 2026 normalized FFO guidance to a midpoint of $6.50 per diluted share.

Capital deployment accelerated, with $4.1 billion of pro rata gross investments closed in the quarter, much of it in seniors housing properties. That pace reflects conviction in the demand outlook, even as net debt to adjusted EBITDA rose.

The quarter marks a step-change in reported earnings rather than an extension of the prior trend. Welltower also lifted its SHO same-store NOI growth guidance by 100 basis points at the midpoint, pointing to continued momentum into the final quarter of the year.
