Cipher Digital Slips 3% Despite 20-year Barber Lake Lease Extension; TeraWulf Retreats 2%, IREN Limited Treads Water

Cipher Digital locked in a blockbuster long-term deal at its Texas campus, yet the stock still fell. Here is why investors are not convinced the timing worked in the company's favor.

Cipher Digital (NASDAQ:CIFR) stock slipped 3% on Wednesday despite a 20-year extension of its Barber Lake lease that lifts total contracted revenue at the Texas data-center campus above $9 billion. TeraWulf (NASDAQ:WULF) shares retreated 2% to $14.80, while IREN Limited (NASDAQ:IREN) stock edged down 0.58% to $41.14. Bitcoin-mining and digital-power names traded lower as investors weighed the long-term visibility of the Cipher Digital deal against capital and execution questions.

The CoinShares Bitcoin Mining and Digital Power ETF (NASDAQ:WGMI) fell 1.49% to $45.48. Broader markets advanced, with the SPDR S&P 500 ETF Trust (NYSE ARCA:SPY) up 0.63% to $769. Cipher Digital’s announcement centers on an amendment to its existing Fluidstack lease plus a binding commitment from a leading AI lab for a second 10-year term, adding roughly $5.2 billion in incremental contracted revenue.

Cipher Digital Extends Barber Lake Commitment

Cipher Digital extended the contracted lease duration at its Barber Lake facility in Colorado City, Texas, from 10 years to 20 years. The agreements raise total contracted revenues at the 300 MW gross site from about $3.8 billion to more than $9 billion. The second decade is governed by a separate lease with economic terms expected to be substantially consistent with the original Fluidstack arrangement.

Data halls are now scheduled for phased delivery from the fourth quarter of 2026 through the first quarter of 2027, with rent commencing as each hall becomes operational. Cipher Digital will absorb the first $359.3 million of costs above the original budget; the tenant will reimburse 50% of any further excess through additional rent structured to deliver a contracted return over the 20-year term. Management has indicated the initial overrun can be funded from the balance sheet without new debt or equity.

TeraWulf and IREN Limited Also Decline

TeraWulf stock moved lower on the day. The company develops and operates bitcoin-mining and high-performance computing facilities with a focus on sustainable power sources. TeraWulf shares have tracked broader sentiment in the digital-infrastructure group.

IREN Limited stock posted a smaller decline. IREN Limited operates large-scale data centers and bitcoin-mining operations, primarily in North America and Australia. Both TeraWulf and IREN Limited compete in overlapping markets for power-intensive computing capacity, though their specific project pipelines and customer mixes differ from Cipher Digital’s Barber Lake focus.

Digital Power Group Faces Mixed Sentiment

The CoinShares Bitcoin Mining and Digital Power ETF’s drop reflected softer trading across the niche. Cipher Digital’s CEO has defended the timing of the extension, arguing it locks in elevated rates for a lease that begins a decade from now and demonstrates sustained long-term demand. Some investors questioned whether waiting might have produced stronger terms, given rising spot rates driven by construction delays and power constraints.

Similarities among Cipher Digital, TeraWulf, and IREN Limited include exposure to bitcoin mining and the pivot toward high-performance computing and AI data-center hosting. Differences appear in lease structures, geographic concentration, and the degree of contracted revenue visibility. Phased delivery and cost-sharing arrangements remain key variables for Cipher Digital’s near-term execution.

What to Watch For Now

The Barber Lake extension materially improves Cipher Digital’s long-term contracted revenue base and provides greater cash-flow visibility. Capital intensity, potential cost overruns beyond the initial absorption, and the revised delivery schedule continue to draw investor scrutiny. Analyst targets, including a $30 price objective from one firm, reflect optimism about the economics while acknowledging execution risk.

Investors should consider keeping position sizes modest given the volatility typical of digital-infrastructure and mining-related stocks. Successful phased delivery and conversion of the contracted revenue into realized cash flow could support Cipher Digital stock, while delays or higher-than-expected capital needs may pressure the group.
