On the surface those are misses on both lines, but GAAP EPS is a poor lens for a REIT, and the operating picture underneath tells a very different story.

The headline operational figure is occupancy: ILPT filled 2.8 million square feet of previously vacant space to push portfolio occupancy to 99.1%. That leasing activity drove Normalized FFO — the cash-flow metric REIT investors watch most closely — up 48% to $0.31 per share. Management capped the quarter by completing a $1.62 billion refinancing that eliminated all variable-rate debt from the balance sheet, removing a significant interest-rate overhang that had weighed on results going back to at least Q3 2024, when reported EPS stood at -$0.38.

With the balance sheet restructured, management doubled the quarterly dividend to $0.10 per share, a signal of restored confidence in cash generation. The EPS trend over the past eight quarters — from -$0.38 down to a brief positive print of $0.29 in Q4 2025 and now -$0.22 — shows a volatile path, so the sustainability of that improved FFO and the new dividend rate will be the key things to watch in coming quarters.
