IREN Says New AI Cloud Customers Are Prepaying 90% of the Chips
A customer just agreed to fund nearly all of IREN's chips upfront, yet cash is draining and debt is climbing fast. Why would anyone pay that much early, and what does it reveal about the $6 billion gap still unfunded?

On November 5, 2026, IREN (NASDAQ:IREN) said a customer will pay for most of its chips before they go into service. IREN said that after the quarter ended, it signed a five-year AI Cloud contract at about $22 million of annualized revenue per megawatt of IT load. The customer is prepaying about 90% of the related GPU capex, meaning the capital spending on graphics processors.
The stock closed at $18.03, down 16.95% in the regular session. It then traded at $19.95 after hours as of 7:59 p.m. ET, up 10.65%. Over the past year, the shares have fallen 76.4%.
Prepayments point to pricing power. Even so, cash fell to $3.52 billion from $5.90 billion, and net debt rose to $4.43 billion from $216 million.
What IREN Signed and What It Withheld
IREN also signed a short-term contract at more than $40 million per megawatt. It expanded its contract with a leading frontier AI lab. It also signed new contracts for its older H100 GPUs at double the previous pricing. Contracted pricing rose 11% on three-year deals and 12% on five-year deals.
IREN did not name either customer or say whether the five-year customer is new, and it also gave no megawatts, GPU counts, total contract value, or start dates. Chief Commercial Officer Kent Draper said the company does not comment on individual contracts.
Why Prepayments Change the Funding Math
CFO Anthony Lewis said some recent contracts carry prepayments of up to 90%. He said IREN targets total GPU financing, prepayments included, at 90% of related GPU capex. In his example, a five-year contract at $20 million per megawatt with a 50% prepayment pays back the GPUs in about 18 months.
Large prepayments can also signal weaker credit. Co-CEO Daniel Roberts said lower-credit customers “tend to go hand in hand with higher pre-payments.”
IREN announced its about $9.7 billion contract with Microsoft (NASDAQ:MSFT | MSFT Price Prediction) on November 3, 2025. Microsoft prepaid 20% of the contract value, and IREN agreed to buy about $5.8 billion of GPUs and equipment from Dell (NYSE:DELL). Microsoft’s share is measured against contract value, while the new 90% is measured against GPU capex, so the two figures cannot be compared directly.
A Quarter That Shows the Pivot
Revenue rose about 66% from the prior quarter to $228 million. AI Cloud revenue reached $200 million, made up of $135 million in services and $65 million in leases, with an 86% segment gross margin. Bitcoin (CRYPTO:BTC) mining revenue fell to $28 million from $67 million.
The net loss narrowed to $263 million from $684 million. Backlog grew 22% to $20.3 billion, and Lewis said the investment-grade two-thirds of it comes from Microsoft and NVIDIA (NASDAQ:NVDA).
Where the Timeline and Funding Can Slip
Operating ARR (annual recurring revenue) is a non-GAAP run-rate figure that differs from reported revenue. IREN’s target of more than $4 billion is now set for January 31, 2027 instead of year-end 2026. It could slip to the end of February 2027. Roberts said Microsoft asked IREN to rework the network at the 200 MW Horizon 1 site, and he described the extra capex as negligible.
IREN plans $15 billion of capex for the rest of fiscal 2027. Of that, $9 billion is covered by cash and committed funding, but $6 billion depends on market conditions.
What Investors Need to Track Next at IREN
IREN’s market value is about $7.52 billion, while its backlog is $20.3 billion, mostly with investment-grade customers. Customer prepayments reduce the funding gap IREN must raise elsewhere.
The main risks are heavy debt, dependence on a few large customers, and undisclosed contract terms. Two things will test that outlook. First, check whether the ARR capacity is running by the end of February 2027, and second, check whether IREN covers the $6 billion gap mainly through new stock at prices near current levels. If either goes wrong, the bullish outlook weakens.
