About Federal Realty
Federal Realty Investment Trust (NYSE: FRT) is a real estate investment trust and S&P 500 member that owns, operates and redevelops retail-based properties. Its properties are located primarily in major coastal markets and select underserved regions with strong economic and demographic fundamentals. The portfolio includes open-air shopping centers and mixed-use destinations such as Santana Row, Pike & Rose and Assembly Row. Mixed-use properties combine retail with residential and other uses. As of the latest release, the company owns 102 properties with approximately 3,700 tenants in 28.8 million commercial square feet, plus approximately 2,700 residential units. Revenue comes mainly from rental income from commercial tenants, along with residential rents and other property income. The company grows through leasing at higher rents, incremental development and redevelopment on existing land, and selective acquisitions. On October 1, 2026, it acquired The Summit, an approximately 870,000-square-foot open-air retail center in Birmingham, Alabama, for $508.0 million. Founded in 1962, the company has increased its quarterly dividend for 59 consecutive years. Updated
