Global Net Lease, Inc. (NYSE: GNL) is a publicly traded real estate investment trust (REIT) that acquires and manages a global portfolio of income-producing net lease assets across the United States and Western and Northern Europe. As of June 30, 2026, the company's portfolio comprised 798 net lease properties totaling approximately 40 million rentable square feet located in ten countries and territories. GNL operates in three reportable segments: Industrial & Distribution (47% of annualized straight-line rent), Retail (28%), and Office (25%). The portfolio is 97% leased with a weighted-average remaining lease term of 5.7 years. Approximately 63% of annualized straight-line rent is derived from investment-grade or implied investment-grade tenants, including major names such as FedEx, Whirlpool, ING Bank, the U.S. General Services Administration, and Dollar General. The company's geographic exposure is approximately 74% U.S. and Canada and 26% Europe by annualized straight-line rent. GNL is actively pursuing a strategic transformation to reduce office exposure, increase industrial asset concentration, and strengthen its balance sheet, including through the pending acquisition of Modiv Industrial, Inc., which upon closing would expand industrial exposure to 50% of portfolio rent.
