Did VTR Beat Earnings? Q2 2025 Results
Ventas delivered a strong second quarter in 2025, with revenue of $1.42 billion coming in 3.69% above consensus estimates and rising 18.3% year-over-year, as the healthcare REIT's Senior Housing Operating Portfolio continued to fire on all cylinders. GAAP EPS of $0.15 cleared the $0 consensus, while Normalized FFO per share of $0.87 grew 9% year-over-year, reflecting the depth of the operating momentum. The primary engine was SHOP, where Same-Store Cash NOI surged 13.3% year-over-year on the back of 8% same-store revenue growth, average occupancy gains of 240 basis points, and Revenue per Occupied Room growth of 5%, all supported by what CEO Debra Cafaro described as an "unprecedented" and multiyear demographic opportunity in senior housing. The broad-based demand environment in the sector, visible across multiple operators this earnings season, adds further conviction to Ventas's growth thesis. Looking ahead, management raised its full-year 2025 Normalized FFO per share guidance to $3.41-$3.46 and lifted its senior housing investment volume target to $2.00 billion, underscoring confidence in the acquisition pipeline.
