A Finland power agreement is giving Applied Digital (NASDAQ:APLD) its first data center development outside the United States, and buyers are rewarding that step. Applied Digital stock is at $25.43, up 3% in morning trading. That timing places a new overseas option directly in front of Applied Digital’s quarterly report.

Meanwhile, TeraWulf (NASDAQ:WULF) stock is at $15, up 1%, as the data center cluster follows Applied Digital stock higher. Core Scientific (NASDAQ:CORZ) shares round out a trio of power-rich computing operators that tend to trade together on sector news.

The Global X Data Center & Digital Infrastructure ETF (NASDAQ:DTCR) is up 0.6%, a much smaller move for the broader basket of data center landlords, tower owners and chipmakers. At the same time, the Invesco QQQ Trust (NASDAQ:QQQ) is up 0.4%, which leaves the artificial intelligence (AI) hosting names running well ahead of large-cap tech.

Finland Agreement Opens Access to 1 Gigawatt, according to Applied Digital

Applied Digital stated that it has secured an agreement providing access to up to 1 gigawatt of potential power capacity in Finland, the company’s first international data center development. Marketing of the site is underway, and the company is in discussions with global hyperscale customers, the operators of the largest cloud and AI platforms. Hyperscale demand matters here because a signed tenant is what would turn the Finland megawatts into a revenue-producing campus.

Chief executive Wes Cummins described Finland as a deliberate first step that leaves Applied Digital’s strategy intact. He said that the company remains focused on executing its U.S. projects. The agreement is structured to limit Applied Digital’s initial exposure, with further investment depending on customer demand, commercial milestones, and regulatory and development approvals, which lets Applied Digital keep the Finland option open while investing capital only as tenants and permits fall into place.

Campus Builder Versus Converted Miners

Applied Digital develops purpose-built data center campuses for tenants on long-term agreements, so the company’s value rests on turning contracted power into leased operating capacity. TeraWulf and Core Scientific each arrived at high-performance computing hosting from cryptocurrency mining, converting power sites they already controlled into server capacity.

The Global X ETF already offers direct exposure to Applied Digital’s campus strategy, with Applied Digital shares making up 4.5% of the fund’s net assets as of May 31. Data center real estate investment trusts, tower owners and chipmakers fill much of the remaining portfolio. This helps explain why the Global X fund is moving far less than Applied Digital stock.

What to Watch Next

Results from Applied Digital arrive after Wednesday’s close on October 7, and the quarter may be judged on the company’s domestic execution. Updates on Applied Digital’s Finland talks with hyperscale customers will be a focus of that report. A clean domestic quarter could give the Finland plan more credibility for Applied Digital, while any weakness at home may raise questions about adding a second region.

Applied Digital’s bull case rests on adding a second growth region as hyperscale demand stays strong, and its bear case centers on spending before tenants sign. TeraWulf and Core Scientific stockholders should keep their positions measured, since the lift in TeraWulf stock traces to sector sentiment around Applied Digital’s announcement.
