Home Prices Just Hit a Record, So Why Are Florida’s Retirement Towns Losing Value?
National home prices just set a record, but that headline masks a painful divergence hitting some of the most popular retirement destinations in the country. What is happening on Florida's Gulf Coast retiree markets could reshape how thousands of homeowners…
The S&P Cotality Case-Shiller U.S. National Home Price Index came in at 336.741 for August 2026. That is down 0.52 points (-0.2%) from July’s 337.262, the series’ record high, and up 2.1% from a year earlier. The data was updated on October 27, 2026. Case-Shiller runs on a two-month lag, so it reflects sales that closed before mortgage rates moved back above 7%.
For anyone whose retirement plan depends on a Florida house, the national record says you little. Federal Housing Finance Agency (FHFA) data through the second quarter of 2026 shows several of the state’s best-known retiree markets falling in value.
National Prices Peaked in July, Then Slipped
The index is not seasonally adjusted, so prices usually rise in spring and cool in late summer. The 2026 run-up went from 326.764 in January to the July high. In recent years, the low was 312.625 on February 1, 2024. August ranks in the 90.3 percentile of that history.

| December 2025 | 327.027 |
| February 2026 | 327.828 |
| April 2026 | 333.177 |

Florida’s Retiree Coasts Are Losing Value
FHFA’s all-transactions index for 2026 Q2 shows four Gulf and Treasure Coast metros down from a year earlier. Cape Coral-Fort Myers was at 403.2, below its 2023 Q2 peak of 449.61. That is a drop of about 10.3%. Punta Gorda, at 391.34, is roughly 10.6% below its 437.69 reading in 2023 Q3. North Port-Bradenton-Sarasota is about 4.6% under its 2023 Q3 high of 501.99.
| Metro | 2026 Q2 Index | 1-Year Change | 5-Year Change |
|---|---|---|---|
| Cape Coral-Fort Myers | 403.2 | -0.9% | 27.83% |
| Port St. Lucie | 471.48 | -0.59% | 45.1% |
| North Port-Bradenton-Sarasota | 478.67 | -0.46% | 37.54% |
| Punta Gorda | 391.34 | -0.18% | 26.32% |
| Tampa | 516.64 | 1.07% | 47.8% |
| West Palm Beach-Boca Raton-Delray Beach | 584.54 | 3.65% | 58.74% |
The split runs along geography. On the southeast coast, West Palm Beach led with a gain of 3.65%. Inland retiree hubs also rose: Wildwood-The Villages gained 2.61% and Ocala 2.18%. Cape Coral’s slide picked up in 2025, when its index fell from 423.14 in 2025 Q1 to 406.85 in 2025 Q2.
What a 10% Drawdown Means for Retirement Equity
For many retirees, home equity is a major asset on the balance sheet. If a home tracked Cape Coral’s index exactly. Every $100,000 of value at the 2023 peak would now be worth about $89,678. In Punta Gorda, the same $100,000 would be about $89,410. Long-time owners are still ahead, since five-year gains remain positive in every metro listed. The pain falls on buyers from 2022 and 2023.
Living costs are going up at the same time. The Bureau of Labor Statistics’ research price index for Americans 62 and older (R-CPI-E) rose 3.6% in the year to September 2026 and reached a recent high. In these coastal markets, home values are slipping while older households’ expenses keep going up.
Mortgage Rates Above 7% Thin the Buyer Pool
The 30-year fixed mortgage average was 7.24% on October 29, 2026, down from 7.32% on October 22. It peaked for the year at 7.4% on October 15, after hitting a low of 5.98% on February 26, 2026. The Federal Reserve raised its target upper bound from 3.75% to 4.00% on September 17, 2026. Existing home sales ran at an annual pace of 3.99 million in September, down 2.2% from a year earlier and below May’s 4.19 million.
Because of the reporting lag, neither the national record nor FHFA’s Q2 metro data shows the jump in rates from 6.71% on September 3 to above 7% in October.
Next Data Point: November 24, 2026
The next Case-Shiller release is due November 24, 2026 and will cover September. A reading below 336.741 would be a second straight monthly fall. That would suggest the national cooling is spreading beyond Florida’s coasts. A reading above 337.262 would set a new high.
The readers most exposed are Florida owners in Lee, Charlotte, Sarasota, Manatee and St. Lucie counties who plan to downsize, sell or borrow against their homes in the next year. Before they do, a recent local appraisal or sales comparison is a better measure of their equity than any national record.
