Elon Musk says his companies are about to build the largest building on Earth. Terafab, a chip factory rising on a defunct reservoir in Grimes County, Texas, is planned at more than 100 million square feet of manufacturing space, or roughly 36 times the office footprint of the Empire State Building. Its stated purpose is even harder to picture than its size: more than one terawatt of compute per year for robots, self-driving cars, and orbital data centers. The scale is nearly incomprehensible. The bet behind it, per the fine print, is not fully committed.
What Terafab Actually Is
Confirmed by Tesla and SpaceX on Aug. 6, 2026, Terafab is a joint venture of Tesla (NASDAQ:TSLA | TSLA Price Prediction) and SpaceX (NASDAQ:SPCX), the latter now folded together with xAI after their February 2026 merger. The campus sits about an hour northwest of Houston on the old Gibbons Creek Reservoir, which once cooled a coal-fired plant that shut down in 2018. SpaceX told regulators the fab will draw cooling water from the reservoir rather than local groundwater, addressing community concern about data-center water use.
How Big Is Big
The comparisons stack up quickly. Terafab’s footprint is roughly five times the New Century Global Center in Chengdu (18.9 million square feet), the current world’s-largest-building titleholder. It is bigger than the Pentagon (6.6M sq ft), Apple Park (2.82M sq ft), and the Mall of America (5.6M sq ft) combined. It is about 10 times the size of Tesla’s own Gigafactory Texas and more than 10 times the floor space of TSMC’s largest existing fabs. Musk on X put it this way: “Terafab Texas will be the largest and most valuable building on Earth by far. And it will be stunningly beautiful.”
The Money, Which Keeps Moving
Musk first teased the project in March 2026 at $25 billion. The confirmed number now is a $16.8 billion first phase, with a SpaceX regulatory filing suggesting the total could eventually reach $119 billion across multiple phases. Texas is putting up a $30 million Texas Enterprise Fund grant, and Terafab has filed eight tax-incentive applications with two local school districts under the state’s JETI program, seeking to freeze school property taxes at roughly 48% of appraised value for 10 years per phase. The application’s own language is unusually candid: “Absent the limitation, the project IRR would fall below the minimum investment threshold, and competing jurisdictions (e.g., Arizona) would present a more favorable after-tax return.”
What It’s For
Terafab combines logic, memory, advanced packaging, and testing under a single roof, something no fab has attempted at this scale. Output is earmarked for Tesla’s Optimus robots, Cybercabs, and SpaceX’s planned space-based data centers. Intel (NASDAQ:INTC) joined the Terafab project as a strategic partner in Q1 2026, though its exact role remains vague. Crucially, Tesla’s near-term silicon is being handled elsewhere: Samsung’s Taylor, Texas fab is already producing Tesla’s AI5 chip, and Tesla signed a separate $16.5 billion deal with Samsung for AI6, with Taiwan Semiconductor Manufacturing (NYSE:TSM) covering the rest. Terafab is the longer, more speculative bet.
The Skeptical Read
SpaceX’s own S-1 filing for its June 2026 IPO described Terafab as only a “general framework,” with no binding commitments between Tesla and SpaceX, no finalized intellectual-property split, and no obligation for either company to keep participating. The one-terawatt figure is a Musk-originated number tied to his space-colonization ambitions, not an industry benchmark. Prediction markets are pricing execution risk elsewhere in Musk’s stack: bettors on Polymarket give only a 10.5% probability that Tesla releases Optimus by year-end 2026. At a Grimes County meeting the night before the reveal, residents pressed on the tax breaks and lack of transparency.
The signal to watch is whether the second phase of capital is actually appropriated, whether Intel’s role gets defined, and whether that terawatt of compute ever leaves the press release.
