People ask constantly: can a retiree with Social Security and a modest pension live on that fixed income in Las Vegas without touching a portfolio? The math looks unbeatable on paper. Nevada has zero state income tax, housing costs less than coastal metros, and the arithmetic produces a meaningful monthly surplus. The paper is simply silent about the twelve months that decide whether the move actually works. This piece covers that first year, specifically the costs that arrive after the truck is unloaded and never show up in the comparison anyone runs before signing.

Why The Spreadsheet Cooperates

Nevada does not tax individual income, which is why the Tax Foundation ranks it 7th on individual income tax and 17th overall in the 2025 State Tax Competitiveness Index. Social Security, pension distributions, and IRA or 401(k) withdrawals all land untouched by the state. Statewide cost of living sits at an index of 99.979, essentially the national benchmark of 100, well below California’s 110.72. For a fixed-income household relocating from a coastal metro, the arithmetic on housing plus the tax swing produces a meaningful monthly surplus.

Medicare is the same everywhere. The 2026 Part B standard premium is $202.90 a month with a $283 annual deductible, and the Part A inpatient deductible is $1,736 per benefit period. Social Security’s 2027 COLA is currently tracking toward 3.3%. CPI just printed at 334.1 in August 2026, the highest reading in the recent series. The check adjusts once a year. The bills do not.

Summer Bill That Breaks The Budget

The single largest year-one surprise is the cooling bill. A retiree who priced the home in March using a spring electric bill discovers in July and August that the same house draws a multiple of that number. Before making an offer, ask NV Energy for the actual twelve-month billing history on that specific address. That single document tells you more than any cost-of-living index. Visit in August, not March.

Property Tax Reset Nobody Explains At Closing

Nevada’s partial abatement caps annual increases on owner-occupied primary residences, and that cap is why long-time Las Vegas homeowners quote such low tax bills. The mechanism attaches to continuous ownership. A new buyer inherits the taxable value, not the accumulated advantage the seller built over a decade of capped increases. Call the county assessor for the specific parcel and ask what the tax becomes after transfer, in writing. Do the same with the insurance carrier for the actual bound premium on that address, because wildfire smoke exposure, hail, and roof age all move the number well away from an online quote.

Water, Doctors, And The Day You Stop Driving

Among other considerations, Southern Nevada’s water authority enforces landscape rules that limit what a new owner can plant or keep, and turf conversion rebates coexist with fines for noncompliance. Confirm the current rules for the specific address before assuming the yard can stay as photographed.

Healthcare capacity deserves more weight than most relocation checklists give it. The Las Vegas metro has long trailed national averages on physicians per capita, particularly in specialties. Before you move, confirm that a primary care physician and any specialists you rely on are accepting new Medicare patients in the ZIP code you are targeting.

Las Vegas is car-dependent with limited fixed rail and modest walkability outside a few pockets. The year you stop driving is the year your cost structure changes, because rideshare, delivery, and paid help fill in for the car. That line item does not appear on any relocation calculator.

Who This Actually Works For, And The One Thing To Request

It works for a specific profile: a retiree with a paid-off or near paid-off home, a Social Security benefit plus pension that together clear roughly the national average household expenditure of $78,535 after the tax swing, a cash cushion of six to twelve months sized to absorb a summer utility spike and first-year property tax reset, and healthcare relationships already established locally.

The household that fails is the one that averages the annual numbers and assumes monthly cash flow will follow. Fixed income arrives in equal slices. Desert costs do not. Before you sign anything, request the twelve-month utility billing history for the exact property. If the seller won’t provide it, that is your answer.
